The purpose of the company is to allow private and institutional investors to join real estate investments in small amounts alongside large and leading real estate companies, while providing support. The offered transaction is a purchase of adjacent 3 office buildings, a supermarket and a parking lot, located in west Germany.

Strategy:
IBI Pillar will purchase fully occupied, specific properties in Neubrandenburg,Germany. Ongoing management of the properties and their sale will be carried out by the “Reality Germany” group, which specializes in the purchase and management of yielding real estate properties in Germany. The purpose of the investment is to parcel out the property, so it will be possible to sell the buildings separately in the future and increase the rent according to the average rents in the market and extend the leases. The fund expects that as a result its multiplier will reflect similar transactions in terms of the length of the contracts and the identity of the tenants. Investors will benefit from capital gains in addition to the current yield that the property is expected to generate.
