Fund Overview:
The fund is a limited partnership that founded by LCN Capital Partners and is registered in Delaware, United States. LCN Capital Partners was established in 2011 by Edward (Ed) LaPuma and Brian Colwell (Co-Founders and Managing Partners) and it engages in Sale-Leaseback real estate investments and Build to Suit investments. The group has founded several funds in North America and Europe, and has done more than 100 transactions to date, with total transaction value of 6.5B USD, out of which 3.3B USD were funded by the group’s equity.
Strategy:
The fund makes real estate investments in a variety of destinations in North America – logistics centers, offices, production sites, commercial areas, etc. The investments are made in two main investment strategies: the first, Sale-Leaseback, which focuses on purchasing real estate assets from companies and renting them back to those companies in a long-term contract (15-25 years). The second, Build to Suit, in which the fund finances the construction of properties at the same time as contracting with a long-term tenant. The group’s leases are index-linked or include an annual contractual increase in rent, all contracts are NNN contracts, this way the fund is not exposed to the expenses associated with the real estate assets.
