Fund Overview

The fund is a new European fund, established by LCN Capital Partners, and it engages in real estate transactions, particularly sale-leaseback transactions. LCN Capital Partners was founded in 2011 by Edward (Ed) LaPuma and Brian Colwell (Co-Founders and Managing Partners). Since 2014, the group has launched 3 funds that invest in real estate in North America, and 3 additional funds that invest in real estate throughout Europe. The European funds have invested an accumulative sum of 2.1B USD in 85 transactions.

Strategy

The fund has two main investment strategies: the first, Sale-Leaseback, which focuses on purchasing real estate assets from companies and leasing them back to those companies on a long-term contract (an average of 17.8 years). The second, Build to Suit, long term leases include index-linked or fixed-rate components and the contracts are of the NNN type, so the fund is not exposed to real estate property expenses. The real estate properties are diverse – logistics centers, HQ offices, manufacturing sites, commercial areas, etc.
