The fund is a limited partnership that was established in the Cayman Islands by Ziv Sapir and IBI Investment House and commenced operations in March 2021. The fund offers bridge loans to real estate companies in the US solely for the purchase of yielding real estate assets.
The fund focuses on providing short-term bridge loans from 3 to 9 months, to large and well-known real estate companies, aiming to purchase income-producing real estate properties in the US, which are rated as A Class Assets, usually rated AAA. The loans are intended for the purpose of completing financing for a short-term transaction – to bridge the period in which the borrower deals with the bank/other financial entity and arranges regular financing. The loans provided by the fund are backed and secured at several levels, both at the asset level and the borrower level.
