Fund Overview:
Valartis German Residential Health Care SICAV FIS is incorporated as a company and registered in Luxembourg as an Alternative Investment Fund (AIF). The fund invests in real estate assets intended for nursing homes for the elderly and senior living facilities in Germany, which are rented to operators long-term. It is managed by the consulting company Valartis Advisory Services SA, a subsidiary of the SIX listed investment company Valartis Group AG, both registered in Switzerland. The investment team of the fund’s advisor manages the entire investment process: responsible for managing and maintaining relationships with local authorities and tenants and operators, deal origination incl. locating of real estate assets, mapping, evaluating various options, performing due diligence, and closing the purchase transactions.

Strategy:
The fund acquires senior living facilities in Germany. It focuses on locations with long term demand for nursing homes and purchasing existing properties, and leasing them long-term to external nursing homes operators that provide ongoing management and care for the residents. The fund is a revenue-producing real estate company, which receives its cash flow from on-going rentals, with the aim of selling the properties after several years and benefit from the increase in their value.
