The proposed deal is the purchase of 4 office buildings called “Gothaer Office Park” in the city of Gottingen. The fund will purchase the property that has been renovated and is fully occupied by a limited number of tenants. The transaction is based on raising the rent and the duration of the leases for existing tenants. The fund anticipates that as a result the Cap Rate will be significantly lower than the Cap Rate at which the asset was purchased and as an outcome the investment will be profitable.
